More than a number on a page

Our valuation reports reference verified comparable transactions, zoning data, and infrastructure plans — not market sentiment.

A credible property valuation in a secondary Kenyan market like Garissa requires more than extrapolating from Nairobi prices. Historyroutex draws on our own transaction records since 2016, cross-referenced with gazetted land-use maps, county infrastructure budgets, and publicly available court-transfer data. The result is a valuation report — typically 12 to 18 pages — that identifies the land type, title status, accessibility, comparable sales within a 5-kilometre radius, and a clearly stated methodology. This level of documentation is what banks, estate administrators, and courts actually require; a one-paragraph opinion is not.

When do you need a formal valuation?

Several common situations where an evidence-based report makes a measurable difference.

Pre-sale price setting

Setting an asking price from gut instinct risks leaving money on the table or stalling a sale. A formal valuation gives you a defensible opening figure and a negotiation floor.

Mortgage and financing

Most Kenyan lenders require a signed valuation report before releasing funds. We produce reports in the format accepted by major commercial banks operating in the North-Eastern region.

Estate and probate

When property passes between generations or through a court-administered estate, an independent and dated valuation prevents disputes between beneficiaries and satisfies probate requirements.

Dispute and litigation support

Boundary disputes, compulsory acquisition challenges, and partnership disagreements all benefit from a technically sound valuation prepared by a party with no financial interest in the outcome.

What a valuation from us does not cover

Transparency about scope keeps expectations aligned from day one.

Our valuation service is an advisory opinion, not a regulated survey under the Valuers Act Cap 532 unless we indicate otherwise in writing — for regulated-grade reports, we engage a registered valuer as a named co-author. We do not value agricultural land under active dispute without court order, and we do not provide verbal-only opinions; every engagement produces a written report. Turnaround is typically ten working days from site access; complex or rural sites may take up to fifteen. These limits are stated upfront so you can plan your timeline accurately.
